CKM has been great to our Civic Association. We are very small and do not have a property manager so the crew at CKM has been wonderful working with us! Over 5 years with CKM and I've never had an unprofessional interaction with any of their personnel. They have a significant responsibility to their communities and have 5 broad functions: 1. Know and apply the intent of the By Laws, 2. Conduct inspections and enforce the Deed Restrictions, 3. Solicit bids from service providers, 4. Execute the directives of the HOA Board, 5. Manage the finances and accounting . A skilled individual is deployed to conduct regular inspections and assess potential violations of Deed Restrictions. Ultimately, the decision to enforce lies in the hands of the HOA Board. They may elect to waive an enforcement action in "grey" areas or when a specific fact situation demands relief but don't blame CKM for enforcing Deed Restrictions. You contractually agreed to those restrictions when you purchased your home. Enforcement keeps your neighborhood in its intended state and preserves your property value. Administratively, I've found CKM to be modern and efficient. I've never had an unreturned phone call. After working with at least 3 management companies over the years, I conclude CKM is among the very best in our area in terms of efficiency, responsiveness, accounting services & website access. In particular, I wish to point out that our Representative, Angela Swindell, has been especially responsive and supportive to our effort. Overall excellent service.
